Villa Noce is set atop a hill in Tuscany within acres of hazelnut trees. Its elevated position means that it enjoys sweeping views from the Querceto Castle to the charming village of La Sassa.
Villa Noce underwent a complete renovation in 2023. The renovation embraced traditional Tuscan design and materials including the travertine, stone and terracotta floors and vaulted ceilings. But it also ensured all modern creature comforts were added.
The accommodation in Villa Noce is laid out over two floors. One the ground floor is a large open plan living and dining area. This is furnished with a dining table and comfortable sofas and chairs. The kitchen leads off from here. There is also a separate laundry room with washing machine and dryer as well as a WC. Also on the ground floor of Villa Noce are three double bedrooms. The first enjoys direct access from the garden and is suitable for those with disabilities. This room also boasts a private living area which has a dormeuse that can be transformed into either one or two single beds, making it an ideal space for families too. The second double bedroom also enjoys direct access from the garden. All three bedrooms have ensuite bathrooms with showers.
An internal staircase leads to the first floor of the villa. Please note, should it be necessary, it is possible to separate the ground and first floors, as access to the first floor is also possible via an external staircase too.
There is another living area on the first floor of Villa Noce. This has two sofas, one of which can be converted into an extremely comfortable double sofa bed. There is a bathroom leading off this space. There are also three more double bedrooms on this floor, all with ensuite shower rooms. The last of these rooms also has another dormeuse allowing it to sleep four people in total if required.
Outside, guests will never tire of the incredible views that this villa enjoys. A large arbour furnished with table and chairs is positioned near a BBQ and wood burning oven.
A path meanders down to the private infinity swimming pool (10 x 5 metres and with a depth of 140 cm) which overlooks the valley below. For those with young children, it is fenced for added peace of mind. Next to the pool is a small gym for those who like to work out on holiday. For those who prefer a more relaxed pace of life, there is also a charming terrace here, furnished with outdoor sofas and chairs arranged around a fire pit.
There is plenty of parking at Villa Noce. A pergola provides covered parking for up to 3 or 4 vehicles.
Please note that prices are based on 12 people staying in the villa. If required, it is possible to use the extra beds so that the villa can sleep a maximum of 18 guests in total. Extra guests will be charged an additional cost of 150 euros per bed including linen and towels.
Please note that in the case of a drought, the local authorities may impose a restriction on water consumption. Should guests exceed this amount, they will be charged an extra cost of 5 euros per cubic metre. The swimming pool is normally open from mid May to the end of September. It may be possible to open the pool outside of these periods. Please ask for more details and please note that 4 weeks notice will be required in order to open it. It can be heated on request but pool heating is an additional charge based on consumption. We will need 2 weeks advance notice to heat it. It is possible to bring your pet with you. Please note that this is an additional cost of 50 euros per animal to allow for the additional cleaning required at the end of your stay. A maximum of 2 dogs is permitted. Electricity costs may also be extra dependent on usage. Again, please ask for more details.
Villa Noce is just 20 kilometres from the Tuscan coast. This means guests can enjoy the best of Tuscany's beaches as well as its rural landscape. But it also means that the villa tends to enjoy a pleasant breeze even on the hottest of Summer days.
Please note that access to Villa Noce is along a private dirt road of about 500 metres.
