This is a stunning luxury 3 bedroom villa in Provence with private pool and garden. It is within easy reach of the coastal towns of Cannes, Antibes and Nice. Furnished to an extremely high standard, it is immaculately presented and offers a stunning base to spend a holiday in Provence.
This Provence villa measures approximately 145 square metres and comprises a living room, kitchen and 3 double bedrooms and 2 bathrooms, one of which is en suite. The property is in a quiet, peaceful area and is south-facing with lovely views over the countryside towards the coast.
Guests enter the villa into a hallway. To the left is the wonderful living area. This has a TV with UK satellite channels, BlueRay DVD and CD player as well as a selection of films that guests are welcome to use. Two beautiful antique pieces add both class and character to the room whilst there are two comfortable sofas and two reclining armchairs providing a lovely seating area. Bookshelves house plenty of reading material to enjoy during your stay. Two double doors lead out to the terrace and bring plenty of light into the space as well as allowing those inside to make the most of the wonderful views! To the right of the entrance area is the kitchen. This is a charming space, with the feel of an English Cotswold kitchen, with cream tiles and units. It is extremely well equipped for those that like to cook with oven, hob, microwave, dishwasher, fridge / freezer, washing machine, Bosch Tassimo coffee machine and milk frother. A large pantry provides plenty of storage space. A pine table seats six whilst there is also a sofa and armchair providing more relaxed seating. A door leads from the kitchen to the terrace.
Another door leads from the kitchen to a ground floor bedroom. This is a gorgeous room with iron bed, chest of drawers and ample built in wardrobe space. It boasts a lovely ensuite bathroom whose green tiles contrast with the white walls and sanitary ware. A luxurious bath has an overhead shower. Eight steps lead up from the main entrance area to the first floor of the villa. This has a WC and bathroom with bath tub, separate shower and sink. Further along the corridor are two lovely double bedrooms, both enjoying large windows overlooking the terraces and beyond to the wonderful French hills. These are bright airy rooms, one with chest of drawers and the other with wardrobe. Both these bedrooms are equipped with air conditioning.
Outside, there is a small private swimming pool (8 x 4 metres) at this villa in Provence, set within a large and pretty garden. The garden measures over 1500 square metres and is terraced. It is planted with mature trees and shrubs including some beautiful olive trees and the most amazing lemon tree. Guests enjoy use of a barbecue and there are six sun loungers as well as more formal outdoor dining table and chairs for al fresco dining. Also on the upper terrace is a more relaxed seating area with comfortable rattan sofas and side tables. There are parasols for those who wish to get out of the midday sun.
There is ample parking on site for those bringing a car. This is situated behind secure wooden electric gates. Please note that whilst children are welcome, the property may not be suitable for young children due to the steep steps leading down to the swimming pool.
The nearest village from this villa in Provence is Peymeinade, 1.5 km from the villa. This has a good selection of shops and restaurants as well as en excellent supermarket. It also boasts a weekly market held every Monday. The villa is also ideally placed for those who wish to explore the region. Close to the perfume capital of Grasse and within easy reach of the coastal Cannes, Antibes and Nice, it's a great location from which to spend a relaxing holiday.

We had the most wonderful time in this gorgeous villa! The pool is a dream and my 2 kids (9 and 13) spent most of their time in there! Fabulously located, spacious rooms, 2 bedrooms upstairs have air con which made it great fro my children at night as we had a very hot stay in Speracedes! Highly recommend!
We spent one week in Jo’s house – everything was perfect. The pool was great and the view was amazing, it was even better than on the pictures. We had everything we needed in the house. Jo was always available for any question. We highly recommend Jo’s house !
The villa is perched on the hillside with a breathtaking panoramic southerly view. We’ve enjoyed our stay so much that we rescheduled our flights to stay for two days more! The villa is very comfortable and has everything you’ll need for a relaxing stay. The pool is a great feature and we spent a few days in and out of it and BBQing on the terrace for lunch and dinner. The house is extremely well equipped and the interiors are immaculately clean and beautiful, a mix of (mostly) old and new with a nod to a nautical influence without feeling themed. There is nothing ‘holiday home’ about this villa, everything about it is considered and finished with an exceptional attention to detail. The photographs do not do it justice, it really is better in real life. The management and communication with the host was prompt and efficient too. If you’re wondering whether to book it, you should.

It’s been a real privilege to have been your first guests at this truly gorgeous villa… so well equipped and the views are fabulous! We have enjoyed every minute, both inside and outside and hope to return one day.
We couldn’t be happier and will absolutely recommend this property and Jo to anybody who wish to stay in south of France. Neighbours were in close proximity making us feel safe while still being quiet at night, so, we could enjoy the evenings out by the pool or terrace. We didn’t expect to be able to see the ocean but could see it in the distance and the view was just fantastic. We loved the greenery and sunrise/sunsets every day. The house was full of everything we needed and then some. It was so clean that we for a moment thought we were the first ones to ever stay there. Jo and the managers were very accommodating for our check in and check out times and provided great information for our stay. The binder left in a hallway providing us insight in to the area was very helpful as well. And we couldn’t complain about arriving on a hot day and find a chilled bottle of rose wine in the fridge waiting for us. It was a very nice surprise. We chose this property based on the pictures and description as well as location. All matched up to our expectations – It was cleaner than we thought it was going to be and with much nicer rooms and view than the pictures could show. The location is great close to Cannes, Grasse and a bunch of small perched villages. And driving to Nice airport to drop off some family members was a quick drive. We were a bit concerned about having to drive every day to see stuff but bakeries, cafes etc was a short stroll away and driving to the beach was not a big deal. There are a bunch of fantastic restaurants in the area (especially in Mougins), which was important to us as one of us is an Executive Chef. We had been trying to find the best possible location to be centrally located to get to Nice, Cannes, St. Tropez, Cassis, Aix-en-Provence and Marseille – and we can say with confidence this was for sure the right pick for us! Thank you Jo, Sandy and Rob for accommodating us and let us stay at this beautiful property!
We ( 3 couples – best friends on a catch-up holiday) spent a wonderful week in this villa. The villa is luxurious. The villa details are very accurate. We were welcomed by Sandy and Robert who manage this villa (and other properties) on behalf of the owner. We ate in most evenings, using the modern BBQ and well equipped kitchen. The outdoor facilities pool, furniture etc are brilliant. The views are stunning with a daily appearance of Black Kite and a Red Squirrel who performed acrobatics in the nearby trees. We would recommend the villa.
