This is a 5 bedroom villa in Provence with private swimming pool and outdoor kitchen and enjoying absolutely breathtaking and spectacular views over the valley. It is a located in the pretty village of St Cezaire which is just under an hour from Nice and 40 minutes from Cannes. The house is within walking distance of the village centre where there are a selection of shops and restaurants. In total the house can sleep up to 10 guests across 5 bedrooms.
Guests enter the house into a spacious open plan living, dining and kitchen area. There is a yellow and cream kitchen which is traditional in style and which is equipped with oven, hob, toaster, kettle and dishwasher. A stylish table sits adjacent to this and seats up to 8 guests whilst moving through the room there is also a comfortable living space with corner sofa. Doors lead from this room to a terrace equipped with metal table and chairs for four people as well as some more relaxed seating. The 180 degree views from the terrace are incredible, stretching across the entire valley. Moving through the house along a hallway, there are three bedrooms on this floor. Two of these bedrooms face the front of the property and enjoy the same wonderful views over the valley. Both these rooms have comfortable double beds and fitted wardrobes. The third bedroom is set to the rear of the property and is fitted with 2 single beds. Fans are provided in each of the bedrooms for use during the Summer months. There are also two bathrooms on this floor. One is equipped with a shower whilst the other has a shower, sink and toilet. There is also a separate WC on this floor situated near the front door of the house. A flight of stairs leads from this floor to a small single bedroom. It's an ideal space for older children or an adult and is equipped with single bed and contemporary storage unit. A set of stairs also leads from the ground floor of the house to a lower level. As you come down the stairs, there is a cosy living area with sofa. This leads through to a triple bedroom which has both a double and single bed. In turn this leads through to a second living area, accessed either externally or via the bedroom. This living area is also fitted with air conditioning. (Please note that the rest of the villa does not have air conditioning but large fans are provided in the other rooms.) This room has a large comfortable sofa arranged opposite a flat screen TV. DVDs are provided for guests to watch along with a range of board games to play. There is a dining table seating six in this room as well as a second kitchen. Please note that whilst this is a working kitchen, it has not been equipped with cutlery, crockery and utensils as the main kitchen is upstairs. Finally there is another bathroom on this floor with bath as well as overhead shower. Outside, an outdoor kitchen is situated to the side of the swimming pool. This is equipped with a large fridge / freezer, hob and oven. Many guests find themselves using this area more than the main kitchen inside the house! A table and chairs seats six and there are also plenty of loungers for use by the pool. There is also a WC by the pool and an outdoor shower. The pool itself is small but is a very sociable space with a raised seating area running around the perimeter allowing guests to sit and chat whilst cooling off. The overall feel of the property is traditional - the house was built in the 1970s and some of the furnishings date back to this time - but the owners renovated it in 2016 and have brought it up to date with contemporary furnishings. Please note that whilst there is a parking space at the property, it is extremely difficult to access and we would instead advise guests to park in the village and walk down to the property. There is a large car park in the centre of St Cezaire offering free parking which is only a minute's walk away whilst there are also additional spaces within the village. Please note that the property is built on a hillside and, due to its elevated position on one side, as well as the sloped paths and a number of steps within the gardens it may be unsuitable for very young children or the elderly or infirm. St Cezaire is a lovely village boasting a large supermarket, pharmacy, hairdressers, launderette and bakers as well as a choice of restaurants and cafe bars. The house is situated within the centre of the village making it an ideal option for those who like to be able to walk to restaurants at night or who want to feel part of village life. For those who enjoy walking, then there are numerous hiking trails that start at the foot of the villa and extend for several kilometres along the Siagne River. These routes are spectacular whatever the time of year.

This property offers exceptional value for money for large groups. The views from the house and the pool area are simply breathtaking. For perspective, within our entire portfolio, there are only a handful of other villas whose views could rival the ones that this villa enjoys. We also love the fact that you can walk to the village centre within a few minutes.
The location of the house is unbelievable. Perched right on the edge of the terraced La Siagne gorge, with spectacular views of valley, river, and distant neighbouring villages, the house is also tucked right on the edge of one of the most charming towns in the area. The lovely 5-minute walk through the town takes you to the bakery, butcher, cafes, wonderful walking trails, and a fine, small supermarket. The villa magically combines all the benefits of a peaceful retreat with fabulous, easy access to every convenience. The house itself is fantastically comfortable and attractive. The kitchen is easy to use, with great modern appliances. We were a group of eight, and had more than enough comfortable seating, in many different places in the house – living room, poolside, and balcony overlooking the gorge and olive groves. The bathrooms were superb, and beds very comfy, with luxe bedding and linens. The gardens also are absolutely beautiful. Checkin was a breeze, and communications, from first contact through the end of our stay, could not have been more responsive and on point. This is an A+++ experience. We had a wonderful stay at this villa which was very well equipped and clean. The location was perfect and only 5 min walk from a supermarket and pharmacy. The view into the valley was also breathtaking! I would highly recommend!
We spent the whole day outside in the garden by the pool, enjoying the impressive and beautiful view over the valley of the Siagne. The sunsets are undescribable! The kitchen in the pool house is fully equiped and there is even a toilet so you really don`t need to leave the pool side:) But it`s not only the garden, the house is very nice, too. It`s very spacious and clean. There is a lovely terrace where you can enjoy your morning coffee and of course again: the view!!
